Who Pays Closing Costs When Selling a House in Minnesota?

Closing costs vary by transaction and contract. Some charges are customary for a seller, some for a buyer, and others can be negotiated. The most useful comparison is the amount the seller expects to receive after every deduction.

Possible Seller Expenses

Depending on the sale, seller expenses may include mortgage and lien payoffs, property-tax adjustments, title-related charges, recording or deed-related costs, commissions, agreed buyer credits, municipal items, and other transaction-specific fees.

Traditional Sale Considerations

In an agent-listed transaction, review the listing agreement and purchase agreement for commissions, concessions, repair agreements, and other costs. Buyer inspection or appraisal results may also lead to later negotiations.

Direct Buyer Considerations

Some cash buyers offer to pay selected closing costs, but the contract controls. Ask for a written explanation of what the buyer pays, what the seller pays, and whether any fee will be deducted from the offer at closing.

Request an Estimated Settlement Statement

A title company can help prepare an estimate once the terms and payoff information are available. Confirm the mortgage balance, taxes, utilities, assessments, liens, and any estate or ownership issues.

Compare Net, Not Just Price

A higher offer with repairs, commissions, concessions, and a long holding period may net less than expected. A lower offer with fewer expenses may still be preferable for some sellers. Put both calculations side by side.
